The Land Analyst serves in a support role to the President of Land and any Acquisition Managers within the Land Department. The position requires an ability to think critically and to demonstrate a desire to form a strong acquisition skillset foundation. Analysts are also responsible for effectively providing in-depth and accurate market data that enables management to make informed land acquisition decisions. The Land Acquisition Analyst serves a large role underwriting potential deals during the land acquisition due diligence period, assisting in the financial analysis of projects, and managing acquisition spreadsheets within the Land Department.

 

  • Contribute to the preparation of feasibility analysis and acquisition packages (business plans) for target projects (I.e.: Full Green Folder, etc.)
  • Develop proficiency in running financial models to produce acceptable IRR and GM results
  • Assist in creating and modifying financial spreadsheets for use in cash flow projections and new community budgeting
  • Work with the V.P. of Land and Acquisition Managers to compile target community’s competitive analysis, including SWOT analysis, AQL’s, and other prospective land due diligence
  • Prepare market studies that track activity and forecast market trends, including going into the field and analyzing competing communities
  • Create and submit LOI’s on target communities per the direction of the V.P. of Land and Acquisition Managers
  • Coordinate with outside consultants when necessary (legal, title, engineering, brokers, etc.) and capable of conducting meetings
  • Assist the Land Department (primarily acquisitions) in day-to-day activities and scheduling / preparing for Department meetings
  • Schedule and prepare for / make copies of all necessary documents and presentations for land acquisition meetings and conference calls
  • Assist in the preparation of full land drives for V.P. of Land, Division President, Regional President, etc.
  • Assist the V.P. of Land and Acquisition Managers in the mentoring and growth of new incoming analysts and land coordinators
  • Capable of legal review and analysis and interpreting / understanding legal documents and report to the V.P. of Land and Acquisition Managers
  • Capable of reviewing reports related to the due diligence process (I.e.: ESA’s, etc.)
  • Assist in preparing presentations for all P&Z, city council, and other presentations required for project approval
  • Proficiency in MetroStudy, MLS, and other data analyzing programs
  • Deal List and other Department template management
  • Some development assistance when needed

 

Education and Experience Requirements:

 

Land Acquisition Analyst candidates should be interested in learning land acquisition and development processes and procedures in a fast paced, dynamic environment. Key qualifications include:

 

  • Undergraduate degree in finance or related field is required
  • Advanced PC skills including use of Excel, Word, and PowerPoint
  • Efficient time management and prioritization capabilities
  • Superior communication and organizational skills
  • Motivation to learn

 

Physical Requirements:

 

This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less.  Finger dexterity is required to operate a computer keyboard and calculator. May be required to operate a motor vehicle.
